Buying a home

Buying your first home is exciting, and it comes with challenges. That's where our experience and guidance make the difference, whether it's your first purchase or your fifth.

Five steps to your first home

  1. Budget blueprint

We'll help you work out what you can afford, so you stay within your limits and don't overextend yourself.

  2. Funding fundamentals

Government and lender programs and incentives can help with your down payment. We'll walk you through the financial side and help you choose what fits your situation.

  3. Mortgage pre-approval

Get pre-approved before you start viewing. You'll know your buying power and be ready to move when the right home comes up.

  4. Dream list delivery

Your satisfaction is our priority. There will be challenges along the way, and we'll work tirelessly to get everything on your wish list.

  5. Seal the deal

There are many parts to an offer. We'll keep it real and make sure you're ready to make a strong bid on your dream home.

Before you make an offer

Practical things to settle first. We'll guide you through each one.

  • Your real budget

Not just the price: land transfer tax, insurance, utilities, maintenance and closing costs.

  • Mortgage options

We'll connect you with trusted mortgage brokers to compare your financing options.

  • Location

Transit, your commute, schools and the developments planned nearby.

  • Renovation and structure

Roof, plumbing, electrical and gas. Sara's building background helps you see what a fix really involves, and we know the contractors to ask.

  • The right viewings

We only take you to homes that match what you need: bedrooms, an office, a backyard, parking and storage.

  • Inspection

An inspector you can trust, for expert reassurance about the defects you can't see.

Pre-construction, investing and renting

Pre-construction

Lucas works mostly with first-time buyers and pre-construction. Buying from plans means reading the builder's agreement carefully, understanding the deposit schedule and closing costs, and knowing what happens if dates move. We'll go through it with you before you sign.

Investment properties

Sara's experience covers new homes, residential and commercial sales, investment properties, flips and leasing, on top of decades in construction and home building. We look at a property the way an investor and a builder would: the rent it can earn, the work it needs, and what the lot allows.

In September we secured two semi-detached homes on Lakeshore Road East in Mississauga for our buyers, as a long-term investment.

Renting first

Not ready to buy? We help tenants find and win leases too, including newcomers to Canada and competitive multiple-offer situations downtown.
